Perspective neighbors with questions

my fiance' and I are looking for our first place and was wondering if any of you could shed some light on the special assessment, roofing repairs, any other concerns that we should be aware of in the community. We liked the place we saw but obviously not living there doesn't allow us to see the whole community. Thank you!

Hello new neighbor, Well, you are way ahead of the curve by being aware of this blog. I don't think you will find anymore info than here.

If you have read the blog, you will see that there is a lot of info with many different opinions. You just have to see what everyone is saying and take it in perspective. As you will see, no one really has the final answer on the special assessment other than it is coming.

Good luck and good for you for doing your due diligence.

Thank you for those kind words. What are your thoughts on the community? It looks safe, but should I be concerned about the break-in recently to the truck? Is this a common occurence? Any other safety concerns I should be aware of?

No, the break in is not a common occurrence. This is a nice complex, and I have never lived in a more community oriented place than this.

Thank you for your help! Do you happen to know what the HOA dues cover? Any utilities such as trash, water, gas, electricity. What about fire insurance? Is that included?

The break-in happened to my truck. I will tell you that this kind of thing cannot be avoided. Katherine Heigl, a well known actress had her navigation stolen out of her SUV in from of her hollywood hills home. The police officer that responded to my break-in said this a very nice and safe community. Food for thought!

thank you Kevin. I felt that the community was safe so when I saw that there was a break-in I thought it might be a rare occurence. Sorry to hear about your truck though!

back to my previous question, can anybody tell me what the HOA covers? Do I need to get insurance or does the community have a master insurance policy? I know some HOA's cover the exterior of the property and anything on the interior of the condo must be covered by the owner's insurance. Any insight on this would help, thank you!
