#30 For Sale $80,000 NOT A TYPO reduced 4/20/09 from $120,000 1b 1b - Wow!

That is $178 per sq. ft. This is the first time in recent history I can remember a Parkridge condo listing for under $200 per sq. ft. These are some serious sellers that do not want to chase the market downward week after week. Howard

check the realtor.com link; it's actually priced at $80,000.

This must be a strategy to generate emotion and bidding to facilitate a quick sale. I imagine it will work too. Very interesting! Howard

They might actually get $80,000 for the 1 bedroom. With the "no" vote on the $9,800 special assessment, I feel all our units have been de-valued by a similar percentage, regardless of the improvements we may (or may not) have made. With the spectre of $13,000 per unit worth of improvements over the next few years, the fact that the community at large has demonstrated reluctance to absorb the costs, and the fact that all of this will have to be disclosed to a potential buyer at some point, unit 30 won't be the first unit to go at "fire sale" prices.

Another 25% or so, and units will be selling for what I paid for mine 13 years ago. I'm glad I moved here for the long run.

I have had some kids at my place again selling something. What can we do to keep these kids off our patios and out of our lives. Can I call the police? Anybody have any advice!

I had a friend tha bid in the low 120's and he was told there were already offers in the 130's for the Unit.

As far as the kids selling stuff...ask them to leave the property. If they don't, call the police. This is private property and they are Trespassing.

Apparently the Agent had false information. The unit sold for $108,000.
