Community Notice SLOPE PROJECT EXTENSION
This is the notice posted at the mail boxes-
Park Ridge Residents,
The City of Fullerton Building Division’s review and approval of the Slope
Project has taken longer than CMS and Park Ridge COA anticipated. The
approximate project completion date has been extended to January 20,
2012.
The City of Fullerton has allowed overnight Parking on Rolling Hills until
the first week of 2012.
The Park Ridge COA Board of Directors is grateful to all Park Ridge
residents for their cooperation in this matter, particularly those residents
whose garages have been vacated to allow the project to proceed.

Information on Garage Project?
Does anyone know what is going on with the garages in the back of the complex? I have a garage back there and am concerned that I might have to empty it out. Can someone please let me know. Are they just empty?

Ongoing Roof Leak October 2011

It's that time of year again.. rainy season... And like every other time it rains my ceiling "leaks like a sieve" and the same roof repair guy comes over and assures us that it will be repaired.
Three seasons have passed and on several different times after it has rained he has claimed to have fixed the leaks.. I don't really know that they have been repaired because he does these repairs a day or two after the rain has passed.
This afternoon my wife came home to find our entire hallway wall located under the A/C (I'm on the top floor)soaked and most of the ceiling tiles have warped as well.
Is anyone else having a roof leak problem?
I honestly feel that this roofing repairman has completely taken advantage of our community. Why else would our roof leak if he claims to have repaired it? (not once but several times mind you) He has gone on to blame poor gutter flow due to debris from the trees clogging them and poor maintenance of roof drainage systems in which we can not clean or maintain ourselves (per HOA rules). Oddly, just a day or two ago some guys were up on the roof apparently cleaning these things out.
We have had to pay for damages and higher HOA fees far to often due to poor roofing jobs across the community and this is the final straw for me.
I am assuming there will be another increase to the HOA dues to repair these leaks again in the future.
Sorry to rant and I know a rebuttal about not going to a HOA meeting and submitting this issue to the board will be tossed my way but I have been to that rodeo to no prevail... because the board did not climb on my roof to repair it right? so why blame or yell at them for the horrible roof job?
I know someone will reply quicker on here anyway! :)
I will pursue action through my insurance agency this time as recommended by a lawyer and keep waiting for a call back from our swift acting management Co. (call made @ 2:30P and still no reply from the roofing guy and it is now 5:00PM)
I hope that I am the only one with the leaky roof though. This is a crappy thing to deal with and it would be sad to know that others are too.

High Edison Bills?
I can't figure out how to send an email, so I'm commenting hoping someone can help me out. My electric bills here are INSANE. I moved in in June, and there has been usage that cant possibly be justified. I'm in a 2/2, my August bill was $170 and September was $145. We quit running our AC after August's bill and it didnt even decrease. What are others paying? Could it be possible that someone is using my electricity?

No Parking

I hate to say this again, but...There are people parking their work trucks here again. I came home tonight at 8:30 and there are two work trucks that are too big to be parking here taking up 3 spaces. Now I have to park on the street and risk a ticket so these people can park their work trucks and personal cars here. Doesn't seem fair to me.

COYOTE SIGHTING!!
COYOTE SIGHTING!!
For all those with small animals, on 8/2 between 12:30 and 1 a.m. I spotted a coyote between units 39 and 65. I was letting my dogs out and the coyote just came trotting up the walkway. Fortunately, coyote wasn't too big and spotted me before the dogs. I walked towards him and he ran off towards parking lot.
SO if you're out after dark, you might want to keep something with you to chase him off.

Auto Theft - July 26 2011
Today 7/26/2011, between 5:30 and 6:30 pm, my silver Tacoma tailgate was stolen in front of the 3054 building. Several people were coming home, people were in the pool, and the girls were out selling lemon-aid. Apparently, someone is comfortable steeling in plain site and during busy hours. This is the second time my truck has been stolen from (so far over $10,000 in damages) along with may others in our complex. If you saw, or suspect anything, please let me know or call the Fullerton Police department and let them know you have information about Park Ridge crimes. Thanks for your support.

No hot water AGAIN in 3046
No hot water AGAIN in 3046 building on 6/23. 2nd time in 4 weeks we've lost hot water. Is there a big problem or just someone messing with the broiler?

Gorgeous Club House & Laundry Room
Wow, I just went into the club house for the first time in a while and wow. I think what I felt was pride. Next I felt grateful to Sally, Kelly and Jerry for all of their thankless and dedicated work. I wonder how many hours they have donated to our improvements & our enjoyment of Parkridge not to mention our vastly improved property values (or rents). Thanks to the others who have served with them along the way too.
When this team took over our complex/association we were broke and didn't feel like a community at all. All of the issues of the day were a combined distant second place to the water/hot water issue. Simply solving that issue (without an $8,000 - $10,000 special assessment I might add) would have been plenty to call their tenure hugely successful. Parkridge has undergone more beautification and modernization than I will attempt to list here. OK, a few items were the Pool, Spa and balconies.
Except for a contractor who neglected to cover a work in progress when the world knew it was about to rain the past few years have seen nothing but progress. Well, a renegade "neighbor" who does not realize that "they" are "us" and that the rules apply to all.
Our leaders have been approached by the management company to find out how we were able to build a reserve of funds and get all this work done at the same time when other HOA's are going under.
